Weather Seal Installation in Utah
Bottom, side, and top seals installed to block drafts, dust, water, and pests.
Seals are the cheapest part of the door and the one homeowners notice most in January. A cracked bottom seal or dried-out side molding lets in cold air, snowmelt, dust, and the occasional mouse.
Freedom Garage Doors replaces bottom seals, perimeter stop molding, and top seals, and installs threshold seals where an uneven slab leaves a gap the door cannot close against. Correct sizing matters: the retainer profile on the bottom of the door determines which seal actually fits.
Signs you need weather seal installation
- Daylight visible around the closed door
- Cracked, flattened, or brittle rubber at the bottom
- Water, snow, or leaves blowing under the door
- Drafts making an attached garage hard to keep warm
- Insects or rodents getting in at the door edges
How the work is done
- 1
Check the fit
We inspect the seal, the retainer profile, and how squarely the door meets the floor before selecting materials.
- 2
Select the right seal
Bottom seal, stop molding, top seal, or threshold is chosen for the actual gap and the slope of the slab.
- 3
Install cleanly
Old seal and molding are removed, surfaces are cleaned, and new seals are fitted to compress evenly along the full width.
- 4
Verify the close
The door is closed and checked for light gaps, and opener travel is adjusted if the new seal changes the down stop.
Seals and an uneven floor
Many garage slabs slope for drainage or have settled unevenly, leaving a gap at one corner that no bottom seal alone can close. A threshold seal bonded to the floor solves that by meeting the door seal from below.
Material choice matters in a climate with real winters. Rubber stays flexible in cold far better than inexpensive vinyl, which stiffens and cracks after a couple of seasons of freeze and thaw.
What affects the price
- Door width and the number of seal types needed
- Bottom seal, stop molding, top seal, or threshold
- Material grade and cold-weather flexibility
- Floor condition and how much of a gap must be closed
Weather Seal Installation questions
- How often should a garage door bottom seal be replaced?
- Most bottom seals last 3 to 7 years. Replace it as soon as the rubber is cracked, flattened, or letting in visible daylight.
- How do I stop water coming under my garage door?
- Start with a new bottom seal. If the slab is uneven or slopes toward the door, add a threshold seal bonded to the floor so the two surfaces meet.
- Will new weather seals make the garage warmer?
- They help meaningfully in an attached garage by cutting drafts at the largest opening in the house, though insulation in the door and walls does the heavier work.
- What is stop molding?
- Stop molding is the trim with an attached flap running down both sides and across the top of the opening. It seals the perimeter where the door meets the frame.
